Welltower 3Q Earnings Mostly Positive, but Stock Price Slumps

Welltower Inc. reported mostly positive third quarter earnings, but the stock market has other ideas.
Welltower Inc. (NYSE: WELL), the senior living REIT with a portfolio of 3,000-plus communities (assisted living, SNFs, other senior settings) in the U.S., U.K., and Canada, reported mostly favorable third quarter 2026 earnings numbers after the close on Oct. 26, but the market has sold off the company’s stock today by around $15 per share, or roughly 6 percent, in the $226 per share range.
Media reports on the stock price decline said traders did not like the fact 3Q26 net income per diluted share came in at $0.54, below expectations of $0.66. Adjusted EBITDA climbed to $1.43 billion, above estimates of $1.41 billion.
Highlights from the company’s take on the earnings report included:
- Welltower reported normalized FFO per diluted share of $1.67, an increase of 25 percent year-over-year, driven by strong seniors housing operating (SHO) portfolio growth, capital allocation activity, and contributions from Welltower Business System (WBS) initiatives. (FFO - Funds From Operations - is a non‑GAAP measure widely used for REITs. It starts with GAAP net income and adds back depreciation and amortization related to real estate, while excluding gains/losses from property sales and certain other items. Normalized FFO takes that FFO figure and excludes additional non‑operating or one‑time items that are not part of the REIT’s regular business.)
- SHO portfolio same store net operating income (SSNOI) increased 21 percent, driven by organic revenue growth and substantial operating margin expansion.
- Dual drivers of revenue growth remain firmly intact as the methodical handover from occupancy growth to greater pricing power is occurring as planned, the company said.
- End-market demand for luxury senior living remained resilient against a backdrop of rising macro uncertainty with sequential average occupancy growth of 120 basis points (bps) exceeding the 110-bps sequential gain in 3Q25; year-over-year average occupancy increased 320 bps, Welltower said.
More Numbers
From the market perspective, the Normalized FFO of $1.67 a share was ahead of the $1.64 consensus expectation. Revenue of $3.72 billion, up 38 percent, was slightly below the market call for $3.75 billion.
Including transactions closed or under contract after quarter-end, Welltower's investment volume reached $21 billion, exceeding its full-year 2025 total of $19.3 billion.
Welltower raised its 2026 normalized FFO guidance to $6.47 to $6.53 per share, from a previous $6.36 to $6.44. This adjustment implies annual growth of 22.3 percent to 23.4 percent.
In comments after the earnings release, the company said the wider economy continues to “deteriorate,” but that presents an opportunity for Welltower as some property owners must look to raise more money in 2027 in a higher interest rate environment or sell.
