Omega Healthcare beat Wall Street estimates for its 3Q26 financials and looked ahead with a strong pipeline for growth.

Omega Healthcare Investors, Inc. (NYSE: OHI), a publicly traded REIT with a portfolio primarily in skilled nursing and assisted living facilities, reported third quarter 2026 Adjusted Funds from Operations (AFFO) of $262.1 million, or $0.82 per share, reflecting a strong year-over-year performance and beating Wall Street estimates for $0.81 per share.

Growth, however, compared to the previous quarter was stunted by company asset sales.

Omega shares closed Nov. 4, the day after earnings and the day of the company’s analyst call, at $49.17, up $1.64, or 3.45 percent. For the past 52 weeks, shares have traded in a range from $41.53 to $52.39.

Key points from the earnings report and related Omega conference call with analysts focused on the following:

-          The company transitioned 32 SNFs in Florida from Aramid-affiliated operators to PACS, which increased annual cash rents by $26.1 million for the first year. To facilitate the transaction, Omega paid a $90 million lease termination fee to Aramid. The facilities were added to PACS’s existing master lease. Rent will increase $2.5 million, or 4.3 percent, in the second year, followed by escalators of 2 percent per annum.

-          The Genesis Chapter 11 bankruptcy sale was finalized, and the company’s master lease was assumed by 101 West St., a division of NewGen, preserving lease economics and establishing a relationship with an experienced operator.

-          Omega purchased five SNFs at a cost of $88 million by the Saber Propco joint venture.

-          New investments of $181 million were completed in the third quarter. The company said it remains optimistic about its investment pipeline in the U.S. and U.K. Of the overall investment total, SNFs accounted for $73 million in leases to a new operator.

-          Full-year adjusted FFO guidance was increased to a range of $3.28 to $3.30 per share.

Unwinding the Genesis Sale

Matthew Gourmand, Omega CEO, said the company’s core triple-net and mortgage loan portfolio continues to demonstrate positive operating trends. Trailing 12-month operator EBITDAR coverage as of June 30, improved to 1.67 times compared to 1.65 times in the prior reporting period. Occupancy also increased slightly to 82.7 percent compared to 82.6 percent previously. Omega’s senior housing operating portfolio, or SHOP, continues to perform in line with its underwriting expectations.

On Genesis, Omega Chief Investment Officer Vikas Gupta said as part of the transaction, Omega received repayment of its DIP (Debtor‑in‑Possession) loan and a $150 million term loan. “This represents an excellent outcome for Omega. We preserved all of our existing lease economics, resolved our loan exposure to Genesis, and established a new lease relationship with an experienced operator,” Gupta said.

Importantly, he added that the Genesis portfolio continues to generate coverage above Omega’s overall portfolio average, providing NewGen with a strong foundation as it assumes operations.

“We know the principals of NewGen well, having transacted with them previously, and look forward to building on that relationship over time,” Gupta said.

Shifting Political Winds

When asked about the midterms, Gourmand said, “We expected that this might happen, that the House and the Senate might both go blue. And obviously Democrats have a heavy concentration on regulatory changes, but we’ve dealt with that before in the past. It’s not a new issue for us,” he said. “And quite frankly, we’re somewhat aligned in that the Democrats’ bureaucrats are really looking from a regulatory perspective to make sure that there’s quality of care in nursing homes, and that’s what we’re looking for, too.”

Gourmand said strong clinical results are vital to the business. “The only way that we’re successful on a long-term basis, because we are a long-term holder of the real estate, is to make sure that we align ourselves with operators who provide quality of care. So, then it just becomes how does that regulation get implemented, and making sure that we have a voice in that, to make sure that through our associations that Congress has an understanding of what the reality is and making sure that they’re doing something that actually has the benefit they’re looking for,” he said.
